NSW land values
The Valuer General provides new land values to councils every three to four years for rating. When councils receive new land values for rating, the Valuer General issues landowners with a Notice of Valuation. The Notice of Valuation records the:
- property description details recorded on the Register of Land Values
- current land value as at 1 July in the year of valuation
- date of the valuation and
- last date for lodging an objection.
If landowners or lessees are not satisfied with the land value recorded on the Notice of Valuation, they can have their land value reviewed by lodging an objection.
Certificates of Land Value
The public can obtain Certificates of Land Value over the counter from the Sydney metropolitan LPI valuation office, located at level 10 Signature Tower, 2-10 Wentworth Street, Parramatta for a fee.
The certificate corresponds to the current entry on the Register of Land Values and features the:
- valuation district
- property identification number
- owner's name
- property description
- date the valuation is made
- land values
- date the certificate is prepared.
There is no provision to lodge an objection to a land value obtained through a Certificate of Land Value. For more information on the objection process please see the Land value review page.
Land Value Search
The Land and Property Management Authority has launched a land value search facility to give landowners better access to land values via this website or over the counter at LPI valuation offices.
The Land Value Search provides property details and valuation information for properties in New South Wales and is available from Land and Property Information searches at https://lpi-online.lpi.nsw.gov.au/cgi-bin/lpis/menu.pl?option=LV.
Landowners can access their 1 July 2006, 2007 and 2008 land values free of charge, following an on-line registration process. All other land value searches will be available on-line for $11.00 per property. Land value searches obtained through LPI valuation offices will incur a fee of $13.00 per property.
There is no provision to lodge an objection to a land value obtained through a Land Value Search. For more information on the objection process please see the Land value review page.

Representative Land Values
To assist landowners in understanding typical land values and market trends over time in local government areas a table of representative land values is available.
In many of the localities listed there is a wide variety of land types, sizes and landforms. The selected property is considered to be representative for that locality and will indicate the market trend. Market trends are identified by the tables and not by the values of specific properties at a given date.
Rural property tables are no longer based on cleared, fenced and watered land or excluding buildings, as previously shown. They now show land value only.
The current series of tables starts from 1996. The typical property that has been selected is not necessarily the same as the previous property shown for that location in that table, so values may differ from those published previously. All tables include an index that commences from the base year of 1996. The index for 1996 is 100 and subsequent years are indexed to the base year.
