Land value review
The Valuation of Land Act 1916 provides an objection process for the review of land values.
If you have recently received a Notice of Valuation from the NSW Valuer General or a land tax assessment from the Office of State Revenue and have concerns regarding your land value, you have the right to lodge an objection to have the land value reviewed.

You must address valid supporting criteria in your objection. If the necessary information is not included with your objection, it will be returned to give you the opportunity to lodge a valid objection.
To assist your understanding of your land value a general valuation sales report is available on Land and Property Information at https://lpi-online.lpi.nsw.gov.au/valuations/gvsr.php. The report lists property sales that were considered when determining land values in the locality. Sales from this report can be used to support your objection.
The general valuation sales report is not available for individual strata units. The Valuer General provides land values for the site of a strata scheme.
You have 60 days to lodge an objection to your land value. The last date to object is printed on your Notice of Valuation or calculated at 60 days from the issue date printed on the land tax assessment.
The Valuer General has the discretion to accept objections beyond the 60 day time frame. Should you wish to lodge an out of date objection, please write to the Valuer General and state the reasons for the failure to lodge the objection within the time frame.
