Continuous improvement
The Valuer General is confident that NSW has a fair and robust valuation system. The mass valuation system employed in NSW is one of the most recognised and widely used mass appraisal system throughout the world. It is used in countries such as the United States, United Kingdom, New Zealand, Hong Kong and most of Canada. It is also used in other Australian states.
It is the most robust system available with recognised quality control checks including various statistical measures. The NSW Valuation System is based on property information. It is implemented by independent, professionally qualified valuers contracted through the Valuer General's Office.
The Valuer General is responsible for the provision of approximately 2.4 million property valuations each year. The accuracy of these valuations must conform to internationally recognised valuation standards before they are issued.
The Valuer General employs a philosophy of requiring continuous review and improvements to the system. Various stakeholder groups contribute significantly to the ongoing improvement of the system.
The valuation system is continuously being monitored and improved. The Valuer General has made a number of enhancements to ensure valuations are more accurate, cost effective and easier to understand. Some of these include:
- A biannual newsletter July 2008 (PDF 570 kb) issued with Notices of Valuation and by participating councils with rate notices
- Your land value brochure (PDF 327 kb) to explain the valuation system
- Facility for lodging online objections to land values at Land and Property Information at https://lpi-online.lpi.nsw.gov.au/valuations/object.php
- Access to land values through the land value search facility
- Access to sales information through the general valuation sales report
- Regular audits of the valuations submitted by contract valuers
- Industry stakeholders independently oversee the completion of sample check valuations.
