LPM Authority provides access to the land titling records of the State of New South Wales in a variety of ways including over the counter at its Sydney office, through this website or through a network of approved information brokers at http://lpi-online.lpi.nsw.gov.au/lpsearch/brokers.html

This ensures the best possible service to our clients by making innovative remote delivery solutions available to meet the needs of different client groups, such as individuals, the conveyancing community, surveyors, solicitors, real estate agents and others involved in business activities involving land and property information.

We provide a number of Torrens title searches online using the folio identifier (ie title reference). This may be obtained from council rates and valuation notices. If the folio identifier is unknown, some searches can be initiated using a reference to a lot and plan number, the owner's name or a street address.

Staff assisted searches

Searches can be conducted for customers by staff at LPM Authoritys' Sydney office. As well as providing a personal service for land title search inquiries, specialist staff undertake complex searches, for example, searches compiled to resolve disputes concerning the use of rights of way, lanes, passageways and waterways.

An integral part of the work performed by this section of LPM Authority is the preparation of Official Searches. These are legal documents that can be used in a court of law as evidence, unlike a search prepared by a commercial searching company or information broker. Search requests can be lodged:

  • by mail to Search Services, LPM Authority, GPO Box 15 Sydney 2001
  • by fax to 9221 0612 or
  • in person at the ground floor Plan Lodgment Counter at LPM Authority, Sydney office.

Time based service fees apply in addition to standard document copy rates. Fees are payable by cash, cheque or credit card.

Historical searching services

LPM Authority preserves and stores historical land and property data on behalf of the people of NSW, making it available for research and general interest. Historical searching can provide a complete history of the ownership of land including copies of all transactions on a title.

While it is possible to conduct some historical searches online, older records dating back to the 1790s are available in hard copy format only and must be searched at LPM Authority, Sydney office.

Central Register of Restriction (CRR)

This is a centralised database recording potential and actual use of land by government agencies and utilities. LPM Authority maintains the CRR on behalf of participating organisations, but responsibility for the currency and accuracy of the information held on the CRR remains with those organisations. Online access to the CRR is available through LPM Authority network of approved information brokers or through Property Information Inquiry Service (PIIS).

Property Information Inquiry Service (PIIS)

This is a commercially competitive service which allows you to make a full set of conveyancing related property inquiries on a single form. Inquiries not able to be cleared against the CRR are forwarded directly to respective government agencies and utilities on behalf of customers.
