Land and Property Information


Through its Land and Property Information division, the Department of Lands (Lands) is the key provider of land administration services in New South Wales.

Overview

Effective land administration is a vital tool that enables the community, business and government to derive maximum benefit from land and property to generate economic growth and prosperity.

Lands brings together services previously provided by separate government departments and agencies. With the formation of Lands, access to land and property information has been consolidated and improved to fully leverage planning, emergency and event management and investment opportunities for the State.

Lands integrated framework connects the people of NSW to a comprehensive package of land and property services including land title registration, property information, valuation, surveying and mapping. The Land and Property Information division (LPI) provides mapping, titling, valuation, survey and related land information services to individuals, businesses, government agencies and non profit organisations throughout NSW, Australia and internationally.

As a Government Business Enterprise LPI:

  • sources information from organisations and individuals to compile maps, databases and registers of land and property information including information on locations, parcel descriptions, values, ownership, restrictions and financial interests
  • provides services to the Registrar General, the Surveyor General and the Valuer General who have responsibilities for administering various Acts of Parliament related to land administration
  • administers the systems which support the State guarantee of Torrens title
  • makes information available to the public and organisations for conveyancing, historical research, land development, land management purposes, for state economic and social development and for planning and providing government services to the community, including event and emergency management
  • licenses, sells, exchanges or gives the data it collects to organisations or individuals, to facilitate the above purposes

Services Provided

Titling and registration

Internationally recognised as a leader in land administration, Lands maintains a secure, efficient and guaranteed system of land ownership for NSW. The land title registry defines the legal ownership and boundaries of land parcels throughout the State, both private and public, and records changes as they occur.

The primary register, the Torrens Title register, protects land title by State Government guarantee and has operated since 1863. The General Register of Deeds includes Old System records including records dating back to the earliest days of settlement in NSW.

From property buying and selling to financing, the land title registry underpins billions of dollars of economic activity in NSW each year. New technologies, such as online service delivery, are being progressively introduced to streamline processing of plans and dealings and provide maximum confidence in the system.

Property information

Lands collects, collates and integrates property information in NSW and makes it readily available online via its web site, over the counter and through approved information brokers. The property datasets built and maintained by Lands are among the State’s most important commercial and historical information assets. They include millions of land titles, associated plans and dealings, valuation information, survey control data and mapping and spatial information, including aerial photography.

The community, business and government rely on this information for a variety of purposes including land management, conveyancing, property development, investment, local planning, state economic and social development and historical research.

Valuation

Lands maintains impartial and transparent valuation services that benefit the entire NSW community. It provides general valuations of each local government area on average every three to four years, advising property owners of the value of their land. It also obtains valuations of all NSW properties once a year to assist in the assessment of land tax.

Online service delivery provides authorised government agencies with easy and fast access to the latest valuation data. This important information assists local and state government to determine rates and land taxes. The integrity of valuation data is paramount and controls apply to ensure the fairness and thoroughness of the valuation process.

Surveying

Lands implements and monitors standards for the survey industry in NSW. It does this by conduct of examination surveys in known areas of unreliable survey data and audit surveys of recently lodged plans. In addition, Lands has legislative responsibilities to resolve boundary disputes.

An essential tool for surveyors, State Control Survey data is available to registered users online, as well as by traditional methods. A comprehensive network of permanent marks with known latitude, longitude and height, the State Control Survey provides certainty and confidence when establishing property locations, boundaries and the construction of public infrastructure.

Mapping and spatial information

Lands converts the wealth of land data it collects into a comprehensive and authoritative range of online and hard copy mapping products and services. These products and services help support a vast range of community, business and government activity - everything from tourism and land management, to electoral boundaries and bush fire control.

As the official source of land information for NSW, Lands is responsible for maintaining a digital cadastral map of the State, which shows legal and other approved boundaries applying to land, as well as a digital topographic map, which shows its physical and surface features.

It also provides aerial photography, satellite imagery, addressing information, touring maps and a unique customised mapping service that tailors spatial information to meet specific needs.
